Founder and Managing Partner

 

A founder and managing partner of Lawless + Mangione, Architects & Engineers, Robert E Lawless has been the partner-in-charge of numerous major restoration projects in the New York City metropolitan area. In addition, he has collaborated with the firm’s other partners on new and renovated buildings and various engineering projects.

Mr. Lawless has overseen the development of the firm and its projects since he founded it in 1982. L+M is now a full service practice with a staff of 60 plus architects, engineers and support professionals. In his management of the firm and projects, Mr. Lawless brings over 40 years of experience in all aspects of architectural design and exterior restoration.

 

Projects

The following are representative of Mr. Lawless’s projects:

For the landmarked 27-story San Remo residential cooperative on Manhattan’s west side, he led a complete exterior façade restoration including masonry, terra cotta and limestone restorations and replacements; roof and terrace replacement and structural steel repairs.

For Penn South, New York, NY, Mr. Lawless oversaw the $8.5 million façade restoration, window replacement roof and terrace restoration of the complex’s 15, 21-story buildings as well as a complete restoration of the parking garage.

The project for 32-building Le Havre on the Water, a residential complex in Queens, NY, consisted of a Lawless-led  $40 million multi-year building envelope restoration that also included the replacement of 8,000 double hung windows, 6,000 fixed windows and 2,000 terrace doors.

For The Beresford, a landmarked 23-story residential cooperative in New York City, Mr. Lawless oversaw the restoration of the entire façade. The project included masonry, terra cotta and limestone repairs and replacements; roof and terrace replacements; and structural steel repairs.

The comprehensive $ 7 million restoration of the East River Housing complex, which consists of four 20-story buildings, included façade restoration, roof and terrace restoration and window replacements.

 

Education, Registrations and Organizations

Mr. Lawless received a Bachelor of Architecture degree with Honors from the University of Notre Dame, and is licensed to practice architecture in the states of New York, Connecticut and New Jersey. He is a member of the New York State Society of Architects and the American Institute of Architects.
